EPC Explained

The Government is complying with the Energy Performance of Building Directive (EPBD) with the introduction of the Energy Performance Certificate. The EPC shows a record of the energy efficiency levels and CO2 emissions of a building, by using a standard table from A to G (A being very efficient, G being very inefficient).

How an EPC Assessment is Carried Out?

An energy survey is performed by a qualified energy assessor who visits the property and examines key items within the premises such as loft insulation, domestic boiler, hot water tank, radiators, windows for double glazing, etc.

Once this information is obtained, it is then placed into a software programme which carries out and calculates the level of energy efficiency and CO2 emissions and advises us on the best measures in improving the energy performance of a property with an estimated cost and savings.

Frequently Asked Questions

Below is a list of answers to Frequently Asked Questions about Electrical Installation Condition Report (EICR):

How is the energy performance of a building analysed?

A building’s energy performance is evaluated by a qualified energy assessor who conducts a detailed survey. The assessor considers elements such as ventilation, heating systems, insulation, etc. The data gathered is then utilised to tally the building's power efficiency rating.

The time required to obtain an EPC can deviate leaning on aspects like the structure of the building or the availability of energy assessors. However, it can be acquired within a few days (48-72 hours) to a week.

No, it is not advisable to sell or rent out a property without an Energy Performance Certificate. Doing so may result in legal consequences, including potential fines.

While the requirement for an Energy Performance Certificate may vary depending on local regulations, it generally applies to most buildings that are being sold or rented out.

Using an old EPC for a new tenancy or sale may not be valid as EPCs are typically valid for approximately ten years. It is advisable to obtain an updated EPC to reflect any changes made to the property's energy efficiency.
